Remodeling Contractor for Parkland, FL Homes

Parkland homes are generally larger and newer than much of Broward County, and that changes what a remodel looks like. The question is rarely whether the house has enough room. It is usually that the kitchen, the primary bath or the finishes were chosen by a builder twenty or thirty years ago and no longer match how the family lives or what the house is worth.

We remodel kitchens, bathrooms and full interiors in Parkland, and build additions on lots that have the space for them. Most Parkland neighborhoods sit behind a gate with an association that reviews exterior changes, so we plan the paperwork and the contractor logistics from the start. You get one team that handles design, permits and construction, and keeps you in the loop the whole way.

What Our Customers Have To Say

Updating Builder-Grade Kitchens

A lot of Parkland kitchens are big but dated: raised-panel cabinets, granite with heavy edges, a small island floating in a large room and a cooktop squeezed into the corner. We redesign the layout so the island does real work, replace cabinets and counters, and rethink lighting for high ceilings. More on our approach is on the kitchen remodeling page.

Primary Bathroom Renovations

Many primary baths in Parkland were built with a large corner tub and a small shower beside it. Owners often want the reverse: a generous walk-in shower with glass, a freestanding tub if they still want one, a long double vanity and better storage. We rework the plumbing and waterproofing so the new layout is built to last, not just covered in new tile.

Additions on Larger Lots

Lots in parts of Parkland run to half an acre or more, which often leaves room to add a guest suite, a home office wing or a larger family room. We design home additions to match the existing roofline, stucco and windows, since your association will review the exterior closely and the addition should look original to the house from every side.

Whole-Home Interior Updates

Replacing tile with wood-look or hardwood floors, repainting a two-story foyer, adding recessed lighting and updating doors and trim can modernize a whole house at once. In a larger home, doing these together keeps the rooms consistent and saves setting up twice. What Makes Parkland Remodeling Different

Parkland grew slowly by design. The city has long favored low density and green space, and its first large subdivision, Cypress Head, was built in the late 1980s around a central lake. Larger communities followed in the 1990s and 2000s, including Heron Bay, which spans Parkland and Coral Springs, and Parkland Isles with its half-acre and acre lots. Newer gated communities such as Watercrest, Parkland Bay and MiraLago have more contemporary homes. So in Parkland, a remodel is often about updating a well-built house from the 1990s or 2000s rather than fixing an old one.

Architectural review is a bigger factor here than in most Broward cities. Most communities are gated and have associations with written guidelines on exterior materials, colors, windows, roofing and landscaping. An addition, new windows or a patio change will almost always need approval before work starts, and many communities also regulate contractor hours, vehicle access and where a dumpster can sit. We plan around those rules from the first visit.

Then there are the estate areas. Pine Tree Estates has homes on one to three acre lots with deeds that allow horses, and its bridle paths give it a rural feel. Projects there can involve longer driveways, detached structures and more room to work. Whatever the setting, permitted work goes through the city’s building department, and we can help with design and permits. Parkland communities we work in include:

  • Heron Bay
  • Cypress Head
  • Parkland Isles
  • Parkland Golf and Country Club
  • Pine Tree Estates
  • Ternbridge
  • Castle Pines
  • Watercrest
  • Parkland Bay
  • MiraLago

Home Remodeling questions from Parkland homeowners

Does my Parkland HOA need to approve a remodel?

For interior work like a kitchen or bathroom, usually not, though most associations still regulate contractor access, hours and parking. Anything that changes the exterior, such as an addition, windows, doors or a patio, almost always needs architectural approval first. We supply drawings and material details for your application.

Can I build an addition on my Parkland lot?

On many Parkland lots there is room, but the answer depends on setbacks, lot coverage, easements and your community's guidelines. Half-acre and larger lots give the most flexibility. We look at your survey and the site, then explain where an addition could realistically go and what approvals it needs.

My house was built in the 1990s. What usually needs updating?

Kitchens and primary bathrooms are the most common, followed by flooring, lighting and interior paint. Homes from that period often have original cabinets, builder tile and fixtures that are worn or simply dated. We also check plumbing fixtures, shower waterproofing and electrical capacity, since a remodel is the right time to address them.

Do I need a permit for remodeling work in Parkland?

Additions, structural changes and most plumbing and electrical work require a permit from the city's building department. Purely cosmetic updates like paint usually do not. We tell you what your project needs and can help prepare and handle the permit process.

How do we get started?
