Hollywood packs almost a century of South Florida building into one city. East of US 1, Hollywood Lakes still has homes from the 1920s. Further west, neighborhoods like Driftwood filled in with single-story ranch houses during the post-war boom. Emerald Hills brought larger, newer homes, and the beach has its own strip of condos along the Broadwalk. Remodeling here starts with knowing which of those houses you live in.
Top Construction and Design is a residential remodeling contractor working across Broward County. In Hollywood we remodel kitchens and bathrooms, build home additions and take on whole-home renovations, along with the flooring, painting and patio work that rounds a project out. We can help with design and permits, so you have one team handling the job from start to finish.
A ranch kitchen from the 1950s and a condo kitchen on the beach have little in common, except that both are usually ready for more light, more storage and a better layout. We plan cabinets, counters, lighting and floors together so the room works as a whole. In older houses, we check walls and plumbing before suggesting an open layout. More on our kitchen remodeling work.
Many Hollywood homes still have a single hall bathroom from the day they were built. We turn worn tubs into walk-in showers, rebuild floors with proper waterproofing, and add vanities with real storage. For condo owners near the beach, we follow association rules on water shutoffs and protect the unit below. See our bathroom remodeling page for the full list.

Some of Hollywood’s older neighborhoods were built with modest homes. Royal Poinciana, for example, has houses from the 1940s and 1950s with two bedrooms. An addition can bring a primary suite, an extra bedroom or a family room without leaving the block you like. We look at setbacks, flood zones and how the new space joins the old before any drawings start.
When the kitchen, baths, floors and paint are all due, doing them together often makes more sense than one room a year. We coordinate the trades in a sensible order so plumbing and electrical go in before the finishes. For a sense of scope, read about a whole-home renovation we finished in Coral Springs, or see our general construction page.

Hollywood Lakes is the city’s oldest neighborhood, planned in the 1920s with twin lakes flanking Hollywood Boulevard and filled with Spanish Mediterranean and Art Deco homes. It is a designated historic district, and design changes there require a Certificate of Appropriateness under the city’s historic guidelines. If you are remodeling a house in the Lakes, especially anything that changes the exterior, plan for that review from the beginning.
West of the Lakes, the story changes. Driftwood grew in the late 1950s and 1960s with single-level ranch homes, often with pools and fenced yards. Park East has modest homes from the same boom years. These houses are solid, but their original kitchens and bathrooms are small and closed off, and many have had decades of piecemeal repairs. Opening up the main living space, updating plumbing and adding a bathroom are common goals. Emerald Hills, northwest of downtown and known for its golf course setting, has larger homes, many from the 1980s and 1990s, where the work is more often about updating finishes and reworking dated layouts.
At the beach, Hollywood’s condos line the 2.5 mile Broadwalk. Salt air, shared plumbing and association rules on hours, noise and elevator use all shape a condo remodel there. We gather the building’s requirements first. Permitted work in any part of the city goes through the city’s building department, and we help you through that process.
We remodel homes and condos throughout Hollywood, including:
Hollywood Lakes is a designated historic district, so changes covered by the city's historic guidelines need a Certificate of Appropriateness in addition to any building permit. Exterior work is the main concern. We help you understand what applies to your project early so design and approval move together.
Yes. Beach condo work needs association approval and attention to shared walls, plumbing risers and building rules on hours, noise and elevators. Send us your association's renovation guidelines when you call, and we will plan the project to fit them and prepare the paperwork they usually ask for.
Cosmetic work like paint or a new countertop on the same layout often needs none. Moving walls, plumbing or electrical, adding a room or changing the exterior usually does. We can help with design and permits and coordinate inspections with the city's building department.
For most kitchen, bathroom and flooring projects, yes. We set up dust barriers, keep work areas closed off and clean up daily. For whole-home renovations, some families prefer to stay elsewhere during the heaviest stretch. We talk through the plan with you before work begins so you can decide.
Call us to set up a visit. We walk through your Hollywood home, listen to what you want to change and point out anything that could affect the work, such as older plumbing or flood zone rules. Then we prepare a clear written scope so you know what is included.
From a 1920s house near the lakes to a ranch home in Driftwood or a condo by the Broadwalk, we would be glad to see your space and talk through the options. Call (954) 318-2322 to set up a visit. We are available Monday to Friday, 8 AM to 5 PM.
