Davie does not look like the rest of Broward County, and its homes do not either. On one street you find a gated community of large lakefront houses, and a few minutes away there is a ranch house on an acre with a barn out back. Remodeling here means paying attention to the lot as much as the house: where the driveway runs, how far the utilities travel, and how the indoor rooms connect to the yard.
Top Construction and Design remodels kitchens and bathrooms, builds additions, and handles whole-home renovation, flooring, painting and patio work. We work across Broward County, and in Davie we have done pool and concrete work at a home, so we know what outdoor work in this town involves. We can help with design and permits from the start.
Many Davie properties have room that most Broward lots do not. That makes a bedroom suite, a larger family room or an in-law space realistic without giving up the yard. We look at setbacks, drainage and how the new roof will tie into the old one, then build the addition to match the existing stucco, windows and trim so it reads as one house from the street.
A large share of Davie’s subdivisions went up in the late 1980s and 1990s. Those houses usually have good bones and very dated interiors: soffits over the cabinets, cultured marble vanities, garden tubs and builder-grade tile. We update them room by room or all at once, keeping the parts of the house that still work and replacing what does not. Our Davie kitchen remodeling page covers kitchens in more depth.

In Davie the backyard is often the best room in the house. We pour and finish concrete, build and update patios, and plan outdoor living areas that connect cleanly to the kitchen or family room. Grading and drainage come first, because standing water against a slab or a house wall is a problem in our rainy season. More on this is on our patio construction page.
Sometimes the house does not need new walls, it needs everything refreshed. We replace worn tile and carpet with new flooring throughout, repaint inside in a coordinated palette, swap lighting and update trim and doors. For a full renovation we plan the order of work so each finished room stays protected while the next one is underway, and you work with one team the whole time.

Davie is known for its equestrian roots, and the town’s agricultural zoning still allows horses and other animals in many areas. That shapes the housing. Neighborhoods like Arrowhead and the larger estates around Ivanhoe have homes on big lots with barns, long driveways and wide yards. Additions, garages and outdoor structures on these properties have plenty of space, but they also involve longer runs for water, power and drainage, and they have to be planned so they do not interfere with paddocks, trailers or equipment access.
At the other end are the planned subdivisions. Forest Ridge and Shenandoah were built mostly in the late 1980s and 1990s, with Mediterranean-style stucco homes, barrel tile roofs and attached garages. Interior updates are the main work there: kitchens, bathrooms, floors and paint. Long Lake Ranches is a guard-gated community built in the 2000s with large homes on half-acre to acre and a half lots, where owners are more often adding outdoor living areas or reworking a primary suite. Communities like these usually have architectural review, so exterior work needs association approval before permits.
Davie also has golf communities such as Rolling Hills and Pine Island Ridge, with a mix of single-family homes, townhomes and condos. Condo and townhome remodels come with their own rules about work hours, elevators, parking and what can be changed inside a unit, and we plan around them. Areas we work in across Davie include:
Yes. We did pool and concrete work at a home in Davie, and you can see photos of it in our project gallery. Beyond outdoor work, we remodel kitchens and bathrooms, build additions and handle whole-home renovation for Davie homeowners, and we work across Broward County.
Usually, yes. Larger lots give more options for where an addition can go, but we still have to respect setbacks, drainage, septic or sewer locations and any easements. We look at the property in person, talk about how you use the yard and the outbuildings, and can help with design and the permit drawings.
For exterior changes, almost always. Additions, patio covers, new windows, doors and even some paint colors usually go through the association's architectural review before the town will issue a permit. Interior remodels often do not need approval, but check your community's rules. We can provide drawings and product details for the review.
Yes. Kitchens, bathrooms, flooring and paint in townhomes and condos are a regular part of our work. Associations often have rules about work hours, noise, parking, debris removal and soundproofing under hard floors. We read those rules with you before we schedule, so the project does not get held up.
