Kitchen Remodeling for Plantation, FL Homes

A lot of Plantation kitchens were laid out for a different way of living. In the older ranch homes around Plantation Park, and in plenty of houses built in the 1970s and 1980s farther west, the kitchen sits behind a wall with a narrow doorway, a soffit over the cabinets and one window over the sink. We remodel those rooms into kitchens that fit how families cook, eat and spend time together now.

Top Construction and Design handles the whole job: layout, cabinets, counters, tile, lighting and the finish work, and we can help with design and permits. If you want to see our work, photos from our Plantation project show a long stone island with bar seating, dark cabinets and a stone backsplash. Call to set up a visit and we will walk the room with you.

What Our Customers Have To Say

Opening the Kitchen to the Living Area

The most common request we hear is to take down the wall between the kitchen and the family room. Before anyone swings a hammer, we check whether that wall carries roof load and what plumbing, wiring or ductwork runs through it. If it is structural, the plan includes a properly sized beam and the permit to go with it. The result is one open room where the cook can see the table, the TV and the back door.

Islands That Earn Their Space

An island only works if there is room to walk around it with the dishwasher open. We measure clearances first, then decide what the island should do: seating at a bar overhang, a prep sink, deep drawers for pots, or a spot for the microwave so it comes off the counter. In the right room, a long island with seating becomes the place everyone ends up, which is exactly what our Plantation project photos show.

Cabinets, Stone and Backsplash

We help you pick cabinets that go to the ceiling instead of stopping under an old soffit, so the extra storage is not wasted. For counters, quartz and natural stone are the usual choices, and we talk through how each handles heat, stains and daily wear. The backsplash ties it together, whether that is a full stone slab behind the range or a simple tile that lets the counters do the talking.

Floors and Lighting That Match the House

When a wall comes down, the kitchen floor suddenly has to meet the floor in the next room. We plan that transition early, and if it makes sense we run new flooring through both spaces so there is no seam. Lighting gets the same thought: recessed cans for general light, under cabinet lights for the counters, and pendants over the island hung at a height that does not block the view across the room.

Kitchen Remodeling Across Plantation’s Different Eras

Plantation was incorporated in 1953, and its early homes were built on generous lots with a lot of trees and green space. Neighborhoods like Plantation Park still have many houses from the 1950s. Kitchens in these homes tend to be closed off and compact, with lower ceilings and plumbing and wiring that may be original. When we open a wall in one of these houses, we plan for updating what we find behind it instead of hiding old work under new cabinets.

Farther west, Jacaranda dates to the early 1970s and Jacaranda Lakes filled in during the 1980s and 1990s. Here the kitchens are usually bigger but very much of their time: dropped soffits, fluorescent light boxes, and tile counters or laminate. Many of these communities have homeowners associations. Interior work usually stays inside the house, but if your remodel adds a window, moves an exterior door or puts a new vent through the wall, check with your association before the work is scheduled.

Plantation Acres is a different story. Homes there sit on large lots, some with horses, and range from the late 1960s to new construction. Those kitchens are often big enough for a second island or a walk-in pantry, and owners often want the kitchen to connect to a covered patio or an outdoor cooking area. In Plantation Isles, the goal is often to open sightlines toward the water. In Lauderdale West, a 55 and over community, we pay attention to reachable storage and easy to grip hardware. Areas we work in across Plantation include:

  • Plantation Park
  • Jacaranda
  • Jacaranda Lakes
  • Plantation Acres
  • Plantation Isles

Kitchen Remodeling questions from Plantation homeowners

Do I need a permit to remodel my kitchen in Plantation?

Most kitchen remodels that touch plumbing, electrical or walls need a permit from the city's building department. Swapping a faucet or painting cabinets usually does not. Moving a sink, adding circuits or removing a wall does. We can help with the permit paperwork and inspections so the work is documented properly when you sell or file an insurance claim.

Can I live in my home while the kitchen is being remodeled?

Most of our Plantation homeowners stay in the house. We seal the work area with plastic and floor protection to keep dust down, and we talk with you about setting up a temporary spot for a refrigerator, microwave and coffee maker. There will be days with noise and no water at the kitchen sink, and we tell you ahead of time when those are.

Can you remove the wall between my kitchen and dining room?

Often, yes. Some walls are only partitions and come out easily. Others carry part of the roof and need a beam, and a few hide plumbing vents or ducts that have to be rerouted. We look at the attic and the framing during our visit, tell you what that wall is doing, and plan the opening around it.

Do I need HOA approval for a kitchen remodel in Plantation?

It depends on your community and on the scope. Work that stays inside the house is often outside the association's review, but changes you can see from outside, like new windows, doors or exterior vents, usually need approval. Read your association's rules or call the management company, and we can provide drawings or product details if they ask.

How do I start a kitchen remodel with Top Construction and Design?

Call us and tell us a little about your kitchen and what bothers you about it. We set up a visit, look at the room, take measurements and talk through what you want. From there we put together a plan and scope so you know exactly what is included before any work begins.

If your Plantation kitchen feels closed in, dated or short on storage, it is worth a conversation. We also remodel bathrooms in the same homes, so take a look at our Plantation bathroom remodeling page too. Call (954) 318-2322 to set up a visit. We are available Monday to Friday, 8 AM to 5 PM.
